Every referral earns you €225 (net), subject to terms. On top of that, repeated referrals within a calendar year elevate your status in the MorgenStreet Circle.
Your status resets each January 1st, but you keep your tier throughout the year as long as your Referral Agreement is active.

Here’s how a typical year could look for one of our members
Spring — Bronze Member
You introduce a friend who’s ready to sell. They sign a listing agreement with MorgenStreet. You immediately earn €225, receive recognition as a Bronze Member, and gain access to member-only insights.
Summer — Silver Member
Two more successful referrals follow. As you hit 3 total referrals, your status rises to Silver. On top of your referral rewards (€675), you unlock a €250 Silver Status Bonus, and get priority invitations to select events and previews.
Autumn & Winter — Gold Member
By year’s end, you’ve introduced 6 successful referrals. You’ve earned €1,350 in referral rewards, plus a €500 Gold Status Bonus. As a Gold Member, you’re invited to premium investment previews, receive exclusive recognition, and may even be spotlighted as a valued community contributor.

Referral Agreement
Join the program
To participate, you must first sign a written Referral Agreement with MorgenStreet. This document formalizes our collaboration and is the legal basis for any referral commission. Only referrals made after the agreement has been signed and returned are eligible for payout.
Introduce a contact
Sell-side referrals: If you know a property owner considering selling, provide their name and basic contact details via our secure form. The referral must be a genuine, personal introduction.
Buy-side referrals: If you know an interested buyer, provide their name and basic contact details. The referral is valid only if the buyer enters into a buyer-side agreement with MorgenStreet and proceeds with a property purchase through us.Referrals already known to MorgenStreet or previously introduced by another person are excluded.

We handle all discussions — there is no obligation or pressure.For sellers, the referral is only valid if it leads to a signed exclusive listing agreement.For buyers, the referral is only valid if it leads to a buyer-side representation agreement and a completed transaction.
You get rewarded
Sell-side referrals: Once a referred seller signs a valid listing agreement, you are entitled to a referral reward of EUR 225,00 (net, before applicable taxes).
Buy-side referrals: Once a referred buyer purchases a property through MorgenStreet, you are entitled to the same referral reward of EUR 225,00 (net, before applicable taxes).
Payment is made by bank transfer within 30 days of MorgenStreet receiving your invoice. Additional Status Rewards (tiers) may apply depending on the number of successful referrals within a year.
Legal Terms & Conditions
Eligibility: Referral rewards are only payable where a signed Referral Agreement exists. Only individuals over 18 years of age are eligible. Special commercial terms apply for employees, contractors, and agents of MorgenStreet and are excluded from the private referal program.
Valid Referrals: A referral is valid only if the referred contact was not already known to MorgenStreet, the referral leads to a signed exclusive listing agreement (sell-side) or a completed purchase via MorgenStreet (buy-side), and the referral is submitted through the agreed secure channel (form/email).
Reward Payment: The standard referral reward is EUR 225,00 net per valid referral. Payments are made against a proper invoice, via bank transfer, within 30 days of validation. Rewards are taxable; the recipient is responsible for declaring and paying any applicable taxes.
Exclusions: MorgenStreet reserves the right to decline payouts where referrals were made in violation of data protection rules, anti-solicitation laws, or where the contact disputes the referral.
Program Adjustments: MorgenStreet may amend or terminate the referral program at any time, provided existing signed agreements are honored.

Commercial Referral Agreement
Partnering with MorgenStreet
To collaborate as an affiliate referral partner — known as a MorgenStreet Ambassador — we formalize our relationship with an Affiliate Partner Agreement. This contract sets out the commercial framework, payout structure, and compliance rules that ensure our collaboration is transparent and professional. It also gives you peace of mind that every referral is handled with care, documented correctly, and rewarded fairly.
Scope of Collaboration
On the sell side, if you refer a property owner who signs an exclusive listing agreement with MorgenStreet and the property is successfully sold within twelve months, you receive a fixed lead fee of €300 plus 10% of our earned net commission. This allows you to benefit from both the initial introduction and the successful closing of the deal.
On the buy side, if you refer a qualified buyer who goes on to complete a purchase through MorgenStreet, you are equally entitled to a €300 lead fee as well as 10% of our earned net commission on the transaction.
Whether your network is stronger among sellers or buyers, our agreement ensures that your contribution is recognized on both sides of the transaction.
Process
Once you sign the Partner Agreement, the process is straightforward: you introduce a verified seller or buyer through our secure channel, our team manages due diligence and negotiations, and you issue an invoice once the successful transaction milestone is achieved. Payouts are processed within 30 days, making the collaboration efficient and predictable.
Legal Terms & Conditions
Eligibility
Referral rewards are only payable where a signed Commercial Referral Agreement exists between you and MorgenStreet. Eligible partners must be over 18 years of age. Employees, contractors, and agents of MorgenStreet are not eligible to participate.
Valid Referrals
A referral is considered valid only if the referred seller or buyer was not already known to MorgenStreet at the time of introduction. On the sell side, the referral must lead to a signed exclusive listing agreement and a completed sale. On the buy side, the referral must result in a completed purchase through MorgenStreet. All referrals must be submitted via the agreed secure channel — either our online form or the dedicated email address specified in your Partner Agreement.
Commission Payments
For each valid referral, the partner receives a lead fee of €300 net, payable against a proper invoice via bank transfer within 30 days of validation. In addition, once a referred transaction closes successfully, the partner receives 10% of MorgenStreet’s earned net commission. Both the lead fee and the commission share are only paid after MorgenStreet has received its commission. All payouts are taxable, and it is the responsibility of the recipient to declare and pay applicable taxes.
Exclusions
Referrals that were already in MorgenStreet’s system, previously introduced by another party, or obtained in violation of data protection regulations or anti-solicitation laws are excluded from payouts. MorgenStreet also reserves the right to decline payment where the referral is disputed by the contact.
Program Adjustments
The Ambassador Program is designed to evolve with our business. MorgenStreet reserves the right to adjust or terminate the program at any time. However, all obligations under already signed agreements will be fully honored.

What types of partnerships and collaborations does MorgenStreet offer?

Do you offer exclusivity for referral partners?
Not for private referrals. For commercial Ambassador partners, exclusivity may be considered for top performers and negotiated in a separate agreement.
What if the person I refer is already known to MorgenStreet?
Referrals are only valid if the contact is new to us. If the client has already been introduced or is in discussions with MorgenStreet, the referral will not qualify.
What is the reward amount?
Private referrals: €225 per valid introduction, plus tier bonuses as you climb from Bronze to Gold status. Ambassador partners: €300 per valid lead plus 10% of MorgenStreet’s earned net commission.
Can I refer both buyers and sellers?
Yes. You can refer property owners looking to sell, or qualified buyers ready to purchase. Both types of introductions are eligible, provided they meet our criteria and are not already known to us.
How do I join the program?
Private referrals: simply request and sign the Referral Agreement with us. Commercial partners: apply as a MorgenStreet Ambassador and sign the Partner Agreement that defines scope, compliance, and payouts.
Is the referral program compliant in Germany?
Yes. Both tracks are fully compliant with German law (§34c GewO) and GDPR. Referrals are handled transparently, and payouts are only made when all legal requirements are met. No chain referrals or unverified contacts are accepted.
When do I receive my reward?
Private referrals (MorgenStreet Rewards) are paid once a signed listing agreement is in place and validated. Bonus rewards are issued after a successful sale or purchase. For commercial partners (Ambassador Program), payments are made net-30 against invoice after milestones are met.
Do I have to be a client of MorgenStreet to refer someone?
No. Anyone over 18 can participate. Referrals can come from friends, neighbors, colleagues, or professional contacts. You do not need to be an existing MorgenStreet client.
