Our mission is to empower families and investors to turn their property dreams into reality while shaping a future of impactful and sustainable real estate practices.
We are a remote-first company — our team works from around the world, from Germany to Mauritius to Guatemala. What connects us is a shared culture of trust, ownership, and long-term thinking. We value entrepreneurial spirit, creativity backed by data, and building genuine relationships with our clients.
At MorgenStreet, you will create outstanding client experiences while building a globally connected brand. Every team member plays a vital role in shaping our culture and driving our success.
We are seeking a Head of Marketing (freelance, remote) to lead MorgenStreet’s marketing engine. This role combines execution and strategy: you will generate leads today while building a brand that stands out tomorrow. The Head of Marketing will take ownership of campaigns, brand identity, and systems, ensuring that marketing directly drives business growth. This position offers a clear path to a permanent leadership role as we scale. We are looking for a Head of Marketing who can take ownership of our marketing engine, driving both immediate growth and long-term brand equity. This role blends hands-on execution with strategic oversight and offers a clear path to becoming our future Marketing Director. The ideal candidate is entrepreneurial, action-oriented, and understands how to generate leads today while building a brand that stands out tomorrow.
The Head of Marketing at MorgenStreet will be responsible for building and running the entire marketing engine with a clear focus on growth and brand. The primary focus will be on lead generation. You will design and execute marketing campaigns across digital and traditional channels — including social media, paid advertising, SEO, email marketing, and print — with the aim of delivering a steady pipeline of qualified buyer and seller leads. A key part of this responsibility is to implement systems that not only increase lead flow but also reduce cost per lead (CPL) and overall customer acquisition cost (CAC). Using analytics tools, you will track and report on key performance indicators such as lead volume, conversion rates, ROI, and CAC, continually optimizing campaigns to maximize efficiency and impact.
Beyond lead generation, you will shape and manage the MorgenStreet brand. This includes developing engaging content such as property listings, social media posts, videos, and client stories that reflect the agency’s premium positioning. You will ensure that the brand voice and visual identity remain consistent across all touchpoints — from digital campaigns to client-facing documents. The role also extends into digital strategy, where you will oversee the performance of our website, SEO, and SEM activities, using data insights to refine and improve results.
Strengthening client experience and loyalty is another key element of the role. You will develop and manage referral and review programs that not only build trust but also create a sense of community around MorgenStreet. By nurturing client relationships and supporting initiatives such as events or collaborations, you will contribute to a marketing strategy that drives both repeat business and long-term advocacy.
Finally, the Head of Marketing is expected to build systems that allow marketing to scale. You will establish repeatable workflows for campaign planning, content creation, and reporting, laying the foundation for an efficient and effective marketing team. Part of this involves coordinating external specialists — such as designers, advertising experts, and videographers — to deliver high-quality results without overloading internal resources. Most importantly, you will take ownership of marketing responsibilities that currently sit with the Managing Director, freeing leadership to focus on sales, strategy, and partnerships, while you build a professionalized, scalable marketing function.
The ideal candidate for this role has 5 or more years of marketing experience, preferably within real estate, premium services, or lifestyle brands, where attention to detail and client experience are central. You bring a proven track record of generating leads and managing multi-channel campaigns, demonstrating that you can not only design strategies but also execute them successfully across digital and traditional platforms.
You should have a strong command of digital marketing, including SEO, SEM, paid advertising, social media, and content creation, with the ability to connect these channels into an integrated growth system. An analytical mindset is critical — you know how to interpret data, extract insights, and make informed decisions that improve performance and efficiency.
At the same time, you have a creative eye for branding and storytelling, ensuring that campaigns don’t just perform but also build long-term trust and recognition. You thrive in environments where strategy and creativity meet execution, and you are comfortable taking ownership of results.
Finally, you are a self-starter with an entrepreneurial spirit. You enjoy working with independence, take initiative without waiting for direction, and are motivated by the opportunity to build systems and shape the marketing function of a growing international agency.
The Head of Marketing reports directly to the Founder & Managing Director and plays a central role in ensuring that marketing efforts are tightly aligned with business goals. You will be responsible for providing monthly updates on all key marketing metrics, analyzing results, and presenting strategic recommendations based on trends. These updates will cover the full funnel, from lead generation to client loyalty, with a strong focus on the efficiency and effectiveness of marketing spend.
Success in this role will be measured by your ability to generate a steady flow of qualified leads, reduce cost per lead (CPL) and customer acquisition cost (CAC), and improve the conversion rate from lead to appointment. In addition to performance-driven metrics, you will also be evaluated on the growth of MorgenStreet’s digital footprint — including website traffic, social media reach, and engagement — and the strength of client advocacy through referrals and reviews.
The reporting process is not only about sharing numbers but also about providing insightful recommendations that help guide business decisions. Your analysis will directly influence how MorgenStreet invests in campaigns, prioritizes channels, and balances short-term lead generation with long-term brand equity.
Core KPIs
To succeed as Head of Marketing, you need a strong foundation in digital marketing systems and tools. You should be fluent in managing campaigns across multiple platforms — from SEO and SEM to social media advertising and email marketing. A working knowledge of analytics platforms such as Google Analytics or equivalent tools is essential for tracking performance, interpreting results, and optimizing campaigns. You should also be confident with content management systems (CMS) and basic website optimization, ensuring that MorgenStreet’s digital presence is always visible and effective.
In addition, you should be comfortable managing creative production workflows, whether that means briefing designers, overseeing video projects, or coordinating external vendors. Experience with marketing automation and CRM platforms is a plus, as these systems will become increasingly important as the agency scales.
Technical Skills
Beyond technical ability, the role requires strong human skills to lead, collaborate, and build trust. You should be a natural communicator, able to explain strategies and results clearly to both creative specialists and business stakeholders. Storytelling is at the heart of your work — whether that’s crafting a brand narrative, writing compelling campaign copy, or sharing insights with the leadership team.
You will also need to be highly organized, balancing multiple projects and deadlines without losing sight of the bigger picture. Leadership is not just about giving direction, but also about building relationships, inspiring confidence, and fostering collaboration across a remote-first team. An entrepreneurial mindset is essential — you take initiative, thrive in ambiguity, and view challenges as opportunities to create new systems and solutions.
Most importantly, you should be someone who values trust and long-term thinking. At MorgenStreet, relationships are the foundation of success, both with clients and within the team. Your ability to build authentic connections and lead with integrity will be just as critical as your technical expertise.
Human Skills
This role begins as Head of Marketing (freelance, remote) with a strong emphasis on execution. From day one, you will take ownership of campaigns, generate qualified leads, and ensure the MorgenStreet brand is consistently represented across all channels. The immediate goal is to build a reliable marketing engine that delivers measurable results while freeing the Founder to focus on sales, strategy, and partnerships.
As performance milestones are met, the role expands beyond execution into leadership and scale. You will progressively take charge of defining and strengthening the MorgenStreet brand identity, ensuring it stands out in a competitive marketplace. At the same time, you will design and optimize digital systems — from SEO and paid advertising to automated lead funnels — to create predictable and sustainable growth.
Your responsibilities will also extend into revenue-focused initiatives: scaling lead acquisition, lowering cost per lead (CPL) and customer acquisition cost (CAC), and ensuring that marketing is tightly aligned with sales goals. Alongside growth, you will develop referral and retention programs that transform satisfied clients into long-term advocates of the brand.
As MorgenStreet grows, you will take on a leadership role in building and managing a distributed marketing team. This includes guiding freelancers and external vendors in the early stages, and later expanding to lead a small international in-house team, ensuring that marketing operations scale efficiently without losing creativity or agility.
