We help clients buy and sell premium residential properties and invest in real estate by combining trust, creativity, and a deep commitment to exceptional client experiences. Our customers include local homeowners and international buyers, and investors who value our professional service with a personal touch.

Our mission is to empower families and investors to turn their property dreams into reality while shaping a future of impactful and sustainable real estate practices.

We are a remote-first company — our team works from around the world, from Germany to Mauritius to Guatemala. What connects us is a shared culture of trust, ownership, and long-term thinking. We value entrepreneurial spirit, creativity backed by data, and building genuine relationships with our clients.

At MorgenStreet, you will create outstanding client experiences while building a globally connected brand. Every team member plays a vital role in shaping our culture and driving our success.

Role Overview

As Marketing Specialist, you will take ownership of specific marketing channels and campaigns within MorgenStreet’s overall growth strategy. This role is designed for someone who already has hands-on experience in digital marketing and wants to deepen expertise while taking on more responsibility than a Coordinator. You will be accountable for delivering measurable results in your assigned area — whether that’s SEO, paid ads, content, or social media — while contributing to the consistency and professionalism of MorgenStreet’s brand.

Core Responsibilities

The Marketing Specialist will manage day-to-day execution in one or more core channels. For example, you may own paid advertising campaigns, optimizing creative and targeting to maximize return on ad spend (ROAS). Alternatively, you may lead our SEO program, identifying opportunities, optimizing content, and tracking organic traffic growth. Specialists may also focus on social media, content production, or email marketing, depending on skills and business needs.

Whatever your channel focus, you will be expected to take responsibility for results. This includes planning campaigns, executing them with precision, and analyzing performance data. You will work closely with the Marketing Manager to align your activities with overall strategy, while also coordinating with freelancers and vendors when needed.

Beyond execution, you will contribute creative input — shaping messaging, refining visuals, and ensuring that MorgenStreet’s premium brand voice is consistently represented. You will also be involved in testing new tools and approaches, helping the team innovate and stay ahead of market trends.

Experience

You bring 2–4 years of experience in marketing, with proven expertise in at least one channel (SEO, SEM, paid advertising, social media, content, or email marketing). You’ve run campaigns that generated measurable outcomes and can explain both your process and your results.

You are comfortable with analytics and reporting, able to track performance, interpret results, and make recommendations for optimization. At the same time, you bring creativity — whether in copywriting, content planning, or campaign design. You are proactive, able to manage your own workload in a remote environment, and eager to take ownership of projects.

Reporting & Success Metrics

You will report to the Marketing Manager (or Head of Marketing until that role is filled). You will provide regular updates on your channel(s), highlighting key metrics, wins, challenges, and recommendations. Success will be measured by your ability to consistently deliver growth and efficiency in your area of responsibility, while contributing to the overall marketing engine.

Performance Metrics

  1. Channel-specific growth indicators (e.g., ROAS for ads, organic traffic for SEO, engagement for social).
  2. Contribution to monthly qualified lead volume.
  3. Efficiency metrics such as CPL and CAC in your area.
  4. Consistency of content or campaign delivery.
  5. Quality of reporting and actionable recommendations.

Technical Skills

As a Marketing Specialist, you should be proficient in the technical tools that drive your channel. This may include ad platforms (Google Ads, Meta Ads), SEO and analytics tools (SEMrush, Ahrefs, Google Analytics), social media scheduling platforms, or email marketing software. You should also understand funnel mechanics and how to improve conversion rates through testing and optimization.

Technical Skills

  1. Mastery of at least one core channel (ads, SEO, social, content, or email).
  2. Proficiency with analytics tools and dashboards.
  3. Campaign management and optimization techniques.
  4. Landing page and funnel testing.
  5. Content scheduling and distribution tools.
  6. Familiarity with project management systems.

Human Skills

The role requires both independence and collaboration. You should be able to manage your work autonomously while also keeping the Marketing Manager informed and aligned. Strong communication skills are essential, as you will present results, explain data, and coordinate with external freelancers.

You should be detail-oriented and results-driven, but also creative — able to spot opportunities for new content angles, fresh ad creative, or messaging improvements. An entrepreneurial spirit will help you take ownership of your area and approach challenges as opportunities. Finally, you should be committed to long-term thinking, ensuring that your contributions strengthen both immediate lead flow and MorgenStreet’s reputation over time.

Human Skills

  1. Clear and structured communication.
  2. Ability to work independently in a remote environment.
  3. Analytical mindset combined with creative problem-solving.
  4. Collaboration with managers, coordinators, and freelancers.
  5. Proactive ownership of responsibilities.
  6. Long-term focus on quality and trust.

Growth Path

The Marketing Specialist role is designed as a development stage between Coordinator and Manager. In the early stages, you will focus on channel execution, but as you grow, you will gain responsibility for planning campaigns, managing budgets, and coordinating external partners.

Long-term, the role can evolve into a Marketing Manager position, where you take full responsibility for campaigns across multiple channels and directly impact lead generation at scale. For those with leadership ambition, this can be a stepping stone toward Head of Marketing.

Growth Path Milestones

  1. Ownership of one or more marketing channels.
  2. Demonstrated ability to improve CPL, CAC, or channel-specific ROI.
  3. Strategic input into campaign design and budgeting.
  4. Coordination of freelancers and external vendors.
  5. Transition into Marketing Manager responsibilities.
